SEASONAL GUIDELINES:
Christmas Trees – If you are planning on having a live Christmas tree in your unit, the following procedure must be followed:
- The 1st floor garage entrance and East elevator must be used to transport your live tree into the building. Live trees cannot be brought in through the building’s front door, nor can the West elevators be used to transport trees. Trees must be wrapped to prevent needles and branches from being broken.
- When transporting a live tree or greenery, the unit owner is responsible for the cleanup of the 1st floor garage, the east elevator and the hallways.
- Please be extremely careful when transporting your tree. Unit owners will be held responsible for repairing any damage to the common areas caused by the transportation of a tree such as scratches on the walls, etc.
- You must make sure that you keep your tree watered to prevent it from drying out.
- Lights are to be unplugged before you leave your unit.
EXTERIOR DOOR, WINDOW, OR BALCONY DISPLAYS OR DECORATIONS: Seasonal or religious decorations may be displayed from November 25th through January 10th on the windows and balconies.
Lights, candles, or other holiday or religious decorations may be displayed on windows and must be displayed or affixed to the inside of windows located in the unit interior. Remember, however, that the Condominium Declaration prohibits owners from hanging anything inside or outside his or her window and/or patio door which will show any color other than white or beige on the outside. Door decorations may be displayed using clear “S” hangers or other non-intrusive or door damaging methods.
Decorative materials may not be affixed to the structural elements of balconies. However, small trees or other figures may be on balconies from November 25th through January 10th. Remember, however, that the Condominium Declaration prohibits the display of any holiday-type lights on the exterior of a Unit, except those approved by the Board in the Common Elements. This restriction applies also to balconies because they are part of the Common Elements and are not part of the Units.
SEASONAL FIREWORKS: Prohibited on Association property. The appropriate authorities will be notified.
SEASONAL TRASH REMOVAL: Please do not attempt to place seasonal trash down the trash chutes as doing so will cause the chutes and compactors to malfunction. Seasonal trash except trees must be in tightly closed plastic bags or tightly sealed paper bags and should be placed in designated areas, located on Butler Street south of exit gate. There will be appropriate signage indicating the location. Special pick- up times for the disposal of Christmas Trees, wreaths and other large seasonal items will be announced as soon as the dates are received. Trees, wreaths, and other large items should be placed in the seasonal trash areas no sooner than the night before the scheduled pick-up time and no earlier than 7:00 PM in the evening.
No burning of any trash nor accumulation or storage or litter, building material, or trash of any kind shall be permitted on any portion of the unit or limited common areas.
LARGE PACKAGE DELIVERY: Oversized deliveries will be handled by the following procedure:
- Nothing larger than a suitcase measuring 17x30x30 or weighing more than 150 lbs. (g., rugs, mattresses of any kind, furniture, large TVs, mirrors, and any package arriving by freight delivery) will be accepted for delivery through the front lobby entrance and put into the current packaging system. All deliveries meeting these criteria MUST be delivered to the entrance at the rear of the building on Butler Street, and they must be met either by the owner purchasing the item or his/her representative.
- Residents ordering oversized packages should provide appropriate delivery instructions when placing the order. Almost all online shopping sites, including Amazon, offer this option. For example, you can specify that “This delivery should be made to the rear of the building, not to the front entrance. Proceed past the building’s front entrance at 400 Pike Street to Third Street and turn left. Then turn left at Butler Street. Look for the bright blue ‘Park Place’ delivery sign above the door at the third building on the left.”
- Residents, or their designated representative, must meet the delivery driver at the Butler Street door to accept the delivery and then transport the item to the owner’s condo via the freight elevator. Delivery instructions must include the phone number of the person who will meet the driver and a request that the driver call that number when the delivery arrives. Park Place front desk personnel will not accept packages on your behalf at the back entrance, nor will they assist in transporting the delivery item.
- If you or a representative cannot be available in the building on the expected delivery date, then have the delivery made on a different day. Park Place personnel cannot leave the front desk to accept deliveries at the Butler Street door. If the delivery company does not comply with our policy, or if the resident/representative is not available to meet the delivery driver, then the package will not be accepted, and you will need to make other arrangements. No oversized packages will be allowed on the front passenger elevators.
- The front desk personnel will enforce this policy. Please do not ask them to make exceptions.
